We post a "for rent" sign on the property along with a 24/7 number for rental information. We also place ads in local newspapers and on the internet.
We screen all prospective tenants by ordering a credit report, and performing an eviction and criminal check. If satisfactory, we ask the applicant for their last two pay stubs and do an employment verification.
Rent checks are made out to the owner. We collect the rent checks, record them, and forward the checks to the owner.
We have an attorney handle eviction proceedings after a three, thirty, or sixty day notice is given to the tenant. Evictions are discussed with owners before proceeding.
We do property inspections every 90-120 days to check for maintenance and lease violations. If a violation is identified during the course of an inspection, we notify the tenant of the violation and demand prompt correction.
We have strong relationships with reputable contractors and handymen, who will perform any repairs that are needed. Our relationships with these professionals help us keep repair and maintenance costs down.
Every month we send a report showing what expenses have incurred on the owner's behalf, if any. We also provide an annual report showing the annual rents received and expenses incurred.
If a landlord is interested in renting to Section 8 tenants, we will discuss this program with the landlord. We can handle the application and inspection process required by HUD for a rental unit to be approved as a Section 8 rental.
We do not charge for rental agreement negotiations between you and the renter.
